I am a court-appointed Income Property Receiver for the California Superior Courts of
Alameda County, Contra Costa County, Los Angeles County, Marin County, Orange
County, Riverside County, San Bernardino County, San Diego County, Santa Clara
County and Ventura County. I have a strong financial background and have diversified
experience in asset management, property management and brokerage. I am an
energetic, result-oriented professional with excellent communication, problem solving,
budgetary and client service skills. My experience includes over four years of work with
major lending institutions and REOs. Being a highly self-motivated manager with strong
work ethics, I have assisted all types of institutions including community banks. In
addition, I am a court-appointed referee with the ability to sell real estate in dispute cases.
Setting myself apart from others, I offer a one-stop service. Our property management
services include the timely preparation of financials, statements and reports including
monthly varaiance. I provide detailed inspections with pictures.
- As a court-appointed receiver, handled over 70 California Superior Court receiver cases
since 1993, for courts in Alameda County, Contra Costa County, Los Angeles County,
Marin County, Orange County, Riverside County, San Bernardino County, San Diego
County, Santa Clara County and Ventura County, working with community banks, savings
and loan institutions, out-of-state banks, and other major institutional lenders in
overseeing the daily management activities, communication with the court as needed,
provide financial statement to all parties, and prepare final accounting and court order to
release funds to the appropriate parties. Successfully turned over property financials and
the debtor’s default.
- As a court-appointed receiver, handled cases for the construction of partiallycompleted
condo projects and finished construction. Checked all construction permits,
updated subdivision requirements, and made the selection for architects, contractors, and
engineers. Provided budget to the court to apply for a receiver certificate in order to
complete projects.
- As a court-appointed receiver, worked closely with property managers in the day-today
activities in the management of the properties and provided reports to the court as
necessary.
- Properties handled include medical office buildings, mixed-use office buildings,
regional and community shopping centers, warehouses, apartment buildings, senior
apartment buildings, and sale of residential homes.
- As a court-appointed referee, successfully sold real estate properties due to disputes
among the partners.
- Successfully handled loan workouts for private individuals and negotiated terms with the lenders/banks.
- Handled cases on behalf of major institutional lenders and community banks.
- Services include court-appointed receiver or referee, problem loan works out, property
inspection, lease review, commercial brokerage, property management, and asset
management.
My receiver fee is $250.00 per hour. Fees associated with services requiring an income
profit receiver, equity receiver (acting as a general partner in a partnership dispute) is on
a case-by-case basis and will range from $300.00-$400.00 per hour. In some instances, the
receiver fee and the property management fee can be combined as a single flat fee
charged on a monthly basis. Receiverships have included institutional investors, insurance
companies, pension funds advisors, developers, banks, savings and loans, private
individuals, individual debtors, and individuals involved in family disputes. Receivership
